Types of Appraisals

The type of appraisal will be decided on by your particular needs. You can view the forms below by clicking on the links. Almost all of the types of appraisal reports include additional pages which are not shown such as sketches, location maps, subject & comparable photographs, etc. The appraisal forms below are the most popular, but other types of forms are available. Fannie Mae and Freddie Mac revised their appraisal forms in March of 2005. These revised appraisal forms were designed for use in mortgage lending purposes only.

FNMA Form 2055 (March 2005). This is the "drive-by"appraisal form that is used for mortgage lending purposes. Exterior-only inspection of the subject property.

FNMA Form 1025 (March 2005). Small Residential Income Property Appraisal Report.This is the two to four family appraisal form that is used for mortgage lending purposes. Interior and exterior inspection of all units of the subject property.

FNMA Form 1073 (March 2005). Individual Condominium Unit Appraisal Report (March 2005). This is the condominium "full appraisal" form used for mortgage lending purposes. Interior and exterior inspection of the subject property.

General Purpose Summary Appraisal Reports Forms 1004, 1073, 2055, and 1022 (June 2008) can be used for purposes other than mortgage lending.
